ドバイ崩壊？

連日のドバイの「バブル崩壊！」的な報道が相次いでいます。

まぁメディアなんて一面しか捉えて伝えないのでしょうがないですが、ドバイに興味がある方にはちょっと偏った情報しか国内で流れてないので少しご説明します。

多少でも足しになればと思います。

今まで情報収集期間で色々精査してまして、情報提供ができておりませんで、申し訳ございませんでした。

　まず、おさらいですが（詳しくは以前の投稿を読んでください）、ドバイは、中東の潤沢なオイルマネーを背景に国家計画どおり脱石油経済を推進してきました。

　フリーゾーンと呼ばれる経済特区や税制優遇処置で世界の企業進出を推進し、成長してきました。

　大枠の戦略は、オイルマネーをベースに先行投資的に都市を先に作って、企業を誘致して人口を増やして経済活動を活発化させるというような感じです。

　また主力事業と位置づけたのが、「観光」「運輸・輸送」「金融」です。

　その結果、政府の実績が認められ、ヨーロッパを中心に多額の資金がドバイに投資されました。その資金は、株式市場と不動産市場に多くは流れました。

　政府プロジェクトの加速とともに民間企業の業績期待感から業績以上のプレミアムが株式市場についていました。また、不動産にも多くの資金が流れ、みなさんご存知なように派手なプロジェクトや、超高価なバブル物件などができました。

　ここまでが、超簡単な過去です。詳しくは以前の投稿をご参照ください。

　さて、サブプライムローンで何が起きたかという部分です。

　欧米の金融機関が、日本や世界から撤退したように、もれなくドバイからも撤退しました。当然ドバイに流れる総流通額は減少しました。その影響がとても大きかったのが、欧米日本同様株式マーケットです。企業業績以上のプレミアムがついていたので先進国以上に下落をしています。

　弊社でも薦めていた不動産マーケットも日本同様新規の物件の販売は伸び悩んでいます。メディアでは、崩壊しているかのような報道ですが、現状はストップという表現が正しいと思います。新規の物件や転売物件は、どちらも購入者不足で動いていないという状況です。

　バブル期であったのは事実で、レバレッジやローンをＭＡＸでやっていた人も一部いたのは事実です。短期転売を目的に投資が行われていたのも事実で、資金体力が無い人間が、借入ができずに、投売りしていることも事実です。また、情報不足からか投資家間で、何回も転売されて市場価格からかけ離れた物件があり、この辺りの値崩れも発生しています。

　しかし、結論としては全体で見れば不動産マーケットは成長や値上がりは止まりました。というようり若干上記一部の要因から下落したと思われます。（政府が正式発表してないのでこのような表現で）

　要は、株式マーケットと不動産マーケットは、先進国と同様かそれ以上に国内で流れる紙幣流通量は減ったので悪くなったのは事実です。

　長くなってますが、ここまでが現状の概略です。

　さてでは、このまま衰退・崩壊していくのでしょうか？

　世界経済が崩壊するなら崩壊するでしょう。

　そうでなければ、必ずまた、ドライブがかかるでしょう。

　強がりだと思う方は、そう思ってください。　

　ここからは真剣にドバイを見てきた数少ない人間の意見です。

　数年後振り返れば、きっと中東（ドバイ）が一番成長していると思います。

　理由は簡単です。こういう景気の状況で一番ものをいうのがキャッシュです。投資論や経営論をとやかく話すつもりはないですが、こういうときにキャッシュを動かせる人が最終的に大勝する人でしょう。原油高を背景に中東には莫大なキャッシュがあり、資源国でもあり、世界経済がこのような状況でも安定的に入ってくる。国を企業としてみれば、中東は圧倒的に有利な資金状況にあるのは疑う余地がないでしょう。おそらく、この状況下でどんどん世界的に投資をしてさらに儲けるでしょう。

　自国の経済構築に関しても、もとから他国の資金に頼ってはいなかったので、ある程度計画どおり進むでしょう。

「観光」はちゃくちゃくと色々なもの（クラブワールドカップも来年からドバイです。Ｆ１や遊園地やルーブルなどなど）が揃ってきているので、どこの国よりもエンターテイメントが揃っている国として確立されるでしょう。

フリーゾーンや税制優遇や中東マーケットを中心に、コストをシビアに考えれば考えるほど、競争力の高いドバイは今以上の企業が進出してきて、「金融」「運輸・輸送」も伸びるでしょう。

その結果、人口が増え、経済活動が活発になり、物価・地価・株価も先進国に近づいていくでしょう。

細かい説明は割愛させてもらって乱暴な書き方になってしまいましたが、大枠はずれてないです。

もとから株式や不動産で儲けますという国ではないので、今回確かに、インパクトはありましたが、数年で見れば、そんなに大きな問題ではないでしょう。

見失っていけないのが、まだ砂漠がほとんどで、これから成長していく余地が大きい。そしてその計画と根拠となる資金が潤沢にある。このような国は世界で見てもほとんどないでしょう。将来性で見て、トップクラスの国であることは間違いないのではないでしょうか？

投資環境ですが、良いか悪いかというと、良いと思います。

投資をしてもらいたいからではなく、投資家としての意見です。ドバイに限らず世界的にキャッシュがあればすごいチャンスだと思います。その中でも、ドバイは成長可能性が大きく、安く良いものが、諸事情が理由で、手に入るのできちんとした情報があれば大勝できる国だと思います。

　とっても長くなってしまいましたが、大枠はお伝えできたと思います。

　個人的にとても残念なのは、ドバイの本質がメディアで伝えられたことがほとんどないことです。決して、セレブのリゾート国家でもなければ、マネーゲームの国でもなく、世界の経済が変わるような経済圏を作ろうとしている国だということが少しでも伝わればと思います。

　ドバイゲートウェイとしても、不動産投資情報を中心に活動してきましたが、とはいえこれでは商売にならないので準備してきたビジネスも稼動させて生まれ変わっていきますので引き続きお引き立てのほどよろしくお願いします。

おっしゃるとおりで誤解を与える内容でした。すみません。
大枠をつたえようとしてドバイ＝ＵＡＥ的な表現でした。
以後気をつけます。

ドバイ自体は原油は僅かですが、アブダビ首長国含め周辺中東諸国から多くの支援（投資）を取り付けており、実質中東が潤えばドバイにお金が流れるという状況です。ご存知だとは思いますが、本年度だけでも中東諸国の原油収入は100兆円を超えるといわれています。当然ドバイにも多くの資金が流れているます。既に莫大な額が中東諸国からドバイには流れていますので、今後投資を引き揚げることは考えづらく、ドバイも資金的には困窮するとは考えづらいと感じます。

アブダビに成長がシフトするかという部分ですが、ありきたりですが、ドバイも成長しつつアブダビも成長すると思います。
アブダビはドバイをライバル視しているのと同時にＵＡＥ筆頭首長国としてドバイの成長（ＵＡＥの反映）を後押ししているという二面性をもっているので、ドバイを見捨てることはなくＤＳＰを後押ししていくと思います。また、筆頭主著国の面子として、現在進んでいるアブダビの近代化政策は進み、成長していくと思います。両首長国とも潤沢な資金を背景に大規模なプロジェクトが多く、成長していくのは間違いないと思います。
